Questions owners ask first

Is this the exact format I'll receive?

Yes — this is the format a full BOV follows: asset profile, income approach, comparables, land-value floor, strategic alternatives, and a source checklist. The sample is redacted; your BOV is built from your property's actual documents.

What information do you need to prepare my BOV?

The property address and, if you have them: the current rent roll, a recent operating statement, and the mortgage balance. The two-business-day timeline assumes the documents come with the request; the closer to complete they are, the closer to two business days you get.

Do I have to list or finance with you to get the BOV?

No. The BOV is complimentary and obligation-free — it is a broker's market read, not an appraisal, and it does not commit you to a listing, a loan, or anything else. If the review says hold, that's the number you get.
