A Broker Opinion of Value, Demystified

A Broker Opinion of Value is the most requested — and least understood — document in a commercial owner's inbox. This is the plain-language explanation of what it is, what it is for, and what it is not.

What it is. A BOV is a broker's professional estimate of a property's market value, built on two legs: the income the property produces (the income approach) and the prices of comparable sales (the sales-comparison approach). It is prepared under the standards of the broker's profession and, at WCA, under CCIM-trained methodology. It is a working tool, not an appraisal.

What it is not. A BOV is not a licensed appraisal — it does not carry the appraisal profession's certification and regulatory weight. It is not a listing agreement and not a commitment to sell. It is also not a promise: where a number cannot be confirmed, an honest BOV flags it rather than inventing it.

Why it matters. For most owners, the number in their head is what they paid, or what a neighbor listed at, or what a broker told them at a cocktail hour. A BOV replaces the memory with a method: verified income, real vacancy, current comps, and an honest cap position. Every decision an owner faces — hold, refi, sell, exchange, dispute a tax bill — improves with a current, defensible number underneath it.

When to get one. Before any major decision. Before a listing to know the reserve before the marketing; before a refinance to know whether the bump makes sense; before a 1031 to know what the exchange actually carries; before a divorce, estate, or partnership dispute to get both sides working from one number.

How to run it well. Give the broker the real documents — the rent roll, the trailing statement, the leases — and ask for the method, not just the number. A BOV that shows the reasoning (here is the income, here are the comps, here is the cap) is worth carrying into a negotiation; a number without the method is a guess with a letterhead.

The honest note. The genuinely useful BOV names the downside: what the property is worth if the market cools, if the vacancy persists, if the loan matures at current rates. An owner who only wants the upside number is not ready for the BOV's real value.
