What it is built from. Two legs hold it up. The income approach capitalizes the property's verified net operating income at a market cap rate. The sales-comparison approach matches recent closed sales near the building, with adjustments for size, age, tenancy, and condition. In Southern California, a defensible BOV also carries the land-value floor — what the dirt is worth without the building.
